    Real Estate For Beginners - The Art Of Wholesaling

    Many people are fascinated with the wealth which real estate investing has amassed Americans over the years. However, with survival of the average family in todays workforce living paycheck to paycheck and fortunes seem to be further from grasp, many Americans are sitting on the sidelines while others are jumping into the plummeting real estate marketing and making money NOW without credit and cash! How? Through the art of Wholesaling.

    Wholesaling is a technique which is commonly used in the real estate investing world to provide residual income to investors in return for profitable properties. This is often referred to as a paper flip. Basically, you secure a property under contract and sell your interests (the contract) to a cash investor in return for a fee. There is little out of pocket expense and the returns are endless.

    Wholesaling real estate is similar to wholesaling other goods and services. Buy low, sell and make a profit. Here are the steps;

      Step 1: Locate a property for sale

      Step 2: Negotiate the price

      Step 3: Get it in writing

      Step 4: Secure your position

      Step 5: Locate a buyer

      Step 6: Sell the property and collect your fee!

      Step 7: Repeat

    Sounds straightforward! REMEMBER, This is a buyers market! Essentially, in a plummeting real estate market which we are experiencing, there are many doubtful homeowners who are struggling to hold on to the dream they purchased a few years ago. You, as a wholesaler, have the advantage to walk a homeowner through the process of selling without publicizing their distress to the neighbors.

    The best part of this is you do not need a license to do this. You do not need to sit up late at night ordering one of those 'no money down' courses to make real money in real estate. You do not need to attend a seminar. You just need the confidence to get out there and start getting the deals so you can stop watching and start joining the crowd of real estate investors who are amassing great fortunes with minimal risk or investment.
